Lynnwood Home Inspections for Buyers, Sellers, and Owners
Buying a home in Lynnwood means committing to a property you have only seen in showings. From The Ground Up Home Inspections gives you the rest of the picture: the visible defects, the safety concerns, and the maintenance issues that are easy to miss on a walkthrough, along with a report that shows you what they mean for your decision.
Our inspector, Kirk, is RESNET and BPI Certified Professional and infrared certified, and came to inspecting after more than 25 years in construction and general contracting. That means he reads a house the way a builder does, tracing how the roof, the framing, the drainage, and the mechanical systems affect one another instead of treating each as a separate line on a checklist.
A Plateau City Built in Waves
Lynnwood sits on a plateau roughly 300 to 600 feet above Puget Sound, cut by hills and valleys, with eighteen identified drainage basins that mostly flow toward Swamp Creek or Puget Sound. On a hillside lot or one near a creek corridor, where the water goes after a heavy rain matters as much as the house itself, so we pay close attention to grading, gutters and downspouts, foundations, and crawlspaces for signs of moisture.
The housing came in waves. The city incorporated in 1959, and its population nearly doubled between 1970 and 1990 as I-5, the I-405 interchange, and Alderwood Mall pulled development eastward. Homes from that stretch are now decades old, which is the age when original roofing, water heaters, windows, and electrical components deserve a hard look before you close.
More recently, the arrival of Link light rail at Lynnwood City Center in 2024 has brought new apartments, townhomes, and mixed-use buildings to the central corridor. Newer or renovated does not always mean trouble-free, and about half of Lynnwood's occupied homes are renter-occupied, so a buyer looking at a former rental or an investment property has good reason to ask how it was maintained.
Our Lynnwood Inspection Services
For Buyers: Pre-Purchase Inspection
Before you sign, a pre-purchase inspection evaluates the structure, systems, and safety of the home you want to own.
- Roofing, foundations, crawlspaces, and attics
- Electrical panels, plumbing, and HVAC
- Hidden and hard-to-reach areas that are easy to overlook
- A detailed digital report with photos, explanations, and recommendations
Use the results to negotiate repairs, ask for credits, or decide whether the home is right for you.

For Sellers: Pre-Sale Inspection
Listing your Lynnwood home? A pre-sale inspection shows you what buyers are likely to discover, while you still have time to act on it.
- A review of the structure, roof, exterior, plumbing, electrical, heating and cooling, insulation, ventilation, and interior
- Findings separated into safety items, maintenance concerns, and issues that could affect value
- The option to fix problems on your schedule instead of racing a closing date
- A written report that signals to buyers the home has been cared for

For Renovations and Repairs: Project & Restoration Inspection
If you are renovating, repairing, or recovering from damage, a project and restoration inspection checks the work with no agenda other than yours.
- Inspections of finished work or progress visits at key construction stages
- Attention to framing, installation quality, moisture-prone spots, and repaired surfaces
- Coverage for projects following storm damage, water intrusion, fire, or structural issues
- A clear report to take to your contractor before you approve the next payment
These are visual, non-invasive inspections designed to support homeowners rather than contractors. They are also useful if you are buying a home that was recently repaired or renovated.

Why Lynnwood Buyers and Owners Choose Us
We are a Sammamish-based inspection company, so we do not have a Lynnwood office, but we regularly serve homeowners and buyers across Snohomish County and the Puget Sound region. You get one inspector who stays with your property from the first walkthrough to the last question.
Our reports are built to be read. Each one is digital, with photos, explanations, and practical next steps, and we leave out the jargon so you can tell what is urgent and what can wait. We are available Monday through Sunday, 8am to 5pm, which helps when a buyer's timeline is tight.

What to Expect on Inspection Day
- Book. Call (253) 377-7400 or send an email with the address and the kind of inspection you need.
- Match the scope. We tailor the visit to your situation, whether that is a purchase, a listing, or a project at a particular stage.
- Go through the home. We inspect the exterior and roof, drainage and grading, attic, crawlspace, and the electrical, plumbing, and heating and cooling systems, including spots most people never see.
- Receive your report. Your photo-supported digital report organizes the findings so the biggest issues are easy to spot.
- Ask questions. We help you sort what is a safety concern, what is ordinary upkeep, and how to use the findings in your next step.

Lynnwood Home Inspection Questions
Can you inspect a townhome or condo in Lynnwood?
Yes. We inspect single-family houses, townhomes, and condos, and we tailor the visit to the property type and what is accessible.
How do you check for drainage and moisture problems on a hillside lot?
We look at grading, gutters, downspouts, foundations, and crawlspaces for signs of water intrusion. Inspections are visual and limited to accessible areas, so if we see signs of a problem behind finished surfaces, we will tell you when a specialist is worth calling.
My Lynnwood home is a few decades old. What will you look at closely?
On older homes we pay particular attention to roofing, electrical panels, plumbing, HVAC equipment, insulation, and ventilation, since these are the components most likely to be near the end of their service life.
Should I get an inspection before selling a former rental?
A pre-sale inspection is worth considering for any home. It shows you the safety, maintenance, and value-related issues a buyer's inspector may flag, and it lets you decide what to repair before you list.
Do you inspect a home after a renovation or storm damage?
Yes. Our project and restoration inspections cover repairs, renovations, rebuilds, and restoration work after storm damage, water intrusion, fire, or structural problems, at completion or at key stages along the way.
